Belvedere, California

It is hard to find a town with better views of the bay and with a greater sense of intimacy with the water. Undoubtedly this is one reason Belvedere has become such a high priced location. The San Francisco yacht club is in Belvedere and is proudly the oldest yacht club on the West Coast.

 Originally it was virtually an island connected by a sand bar to the Tiburon Peninsula. Over half a century ago the Belvedere Lagoon was developed, filling in some of the bay between the island and peninsula with mid-century homes, many with docks on the newly made lagoon.

 There is almost no "downtown" Belvedere. Residents go to neighboring Tiburon for both essentials and dining. The Reed school district encompasses both Belvedere and Tiburon students grades K - 8, in three schools all in Tiburon. 

Wikipedia says:

Belvedere is an affluent city in Marin County, California, United States. Belvedere is located 1.5 miles (2.4 km) northeast of Sausalito, at an elevation of 36 feet (11 m). At the 2010 census, the population was 2,068 and the per-capita income in 2000 was $250,000 making it one of the highest income cities in California and the 8th highest income place in the United States (1st with a population over 1,000).
